We would all agree that there is a small amount of off-market apartment inventory.

I counted 241+ units in areas like Fallbrook, Pacific Beach, North Park, El Cajon, City Heights & East Village

The mixes vary, with many properties having all studio units.
This is one portfolio owned by 1 seller. He is retiring.

  • His prices are not what he’ll accept, but a starting point.
  • He wants to sell fast so cash is king! No seller carry.
  • It is off-market, although at some point was represented by a broker.

Now its FSBO.
There is some flexibility on offers, just need serious buyers.

We can make offers in writing in LOI form to see if the seller will accept.
