Commercial Bridge Loans Explained

Commercial bridge loans explained: when investors use them, typical terms, bridge vs permanent debt, lender requirements and risks.

This guide is part of our Commercial Real Estate Loans hub.

A commercial bridge loan is short-term financing for a property that is not yet ready for permanent debt. It “bridges” the gap between acquisition and stabilization. Bridge debt is one of the most common tools in commercial real estate financing.

When investors use bridge loans

  • Buying a property with high vacancy or below-market rents
  • Renovating or repositioning an asset
  • Closing quickly before permanent financing can be arranged
  • Paying off a maturing loan while the property is leased up
  • Buying a note or recapitalizing a partnership

Typical structure

  • Term: often 12 to 36 months, with extension options.
  • Payments: frequently interest-only.
  • Leverage: based on as-is value and total project cost, sometimes including capital improvement funds.
  • Rate: higher than permanent debt, often floating.
  • Underwriting: focused on the business plan, sponsor experience and exit.

Bridge vs. permanent loans

Permanent loans reward stable income with lower rates and long terms but are hard to get on transitional properties. Bridge loans accept more risk for a shorter period at a higher cost. Many investors plan from day one to refinance out of bridge debt once occupancy and income stabilize.

What lenders want to see

  • A clear business plan with a realistic timeline
  • Sponsor experience with similar properties
  • A budget for improvements and leasing
  • An exit, usually a refinance or sale, supported by market data
  • The standard commercial loan documents

Risks to manage

  • Rising rates on floating debt. Ask about rate caps.
  • Lease-up taking longer than planned.
  • Construction overruns.
  • Permanent loan terms changing before you refinance.
